Conducting a property viewing during social distancing

So today the government has encouraged our industry to take steps towards moving forward with home moving. We take a look at conducting a "safe socially distanced property viewing".

It would appear, that after seven weeks of lockdown the government have now given us the amber light to get home moving up and running. We understand the procedures we followed prior to lockdown won't comply with the current government's current unprecedented guidelines so we wanted to offer you an insight into our interpretation and hopefully in doing so can make home moving within the local area safer for all Buyers, Selllers, Landlords, Tenants and our staff.

General Prevention


In order to make property visits as safe as possible at during these turbulent times in the first instance it is important to continue to take steps which will prevent and limit the spread of Covid-19 as detailed in the list below:

  • Duration and proximity of any contact affects transmission – stay at least 2 metres apart where possible and stay side by side rather than face to face.
  • Avoid public transport wherever possible.
  • Avoid peak travel times and go directly from work to home and back again.
  • Wash hands as often as possible with soap or hand gel if soap/water is not available.
  • Don’t open doors with your palm. Use your elbow or another body part instead.
  • Eat at home or bring your own food to work.
  • Do not shake hands.
  • At petrol stations, use a paper towel or disposable gloves.
  • Wash hands thoroughly when you return home.
  • Always carry a disinfectant hand gel for when you cannot immediately wash your hands.
  • Cough or sneeze in disposable tissue then throw it away (sneezing into the crook of your elbow is next best – don’t sneeze into your hands).
  • A face covering is recommended in enclosed public areas.
  • Avoid touching your face.

Additional measures we are putting in place to safeguard our moving community:


  • Avoid visiting our offices where possible (and if essential make an appointment). We love seeing your faces but given the circumstances we want to avoid customers and our staff coming into close contact with each other. Lockdown has showed us that we can set up a zoom meeting or provide additional information on email when requested.
  • When available you will be advised to watch our video property viewing (all our video viewings will be available on our YouTube Channel) prior to a physical visit. This should give you a better idea as to whether the property is suitable prior to visiting.
  • We would advise a trip to drive past the property prior to confirming a physical viewing this will confirm that you are happy with the location.
  • We suggest that you digest the property details fully taking into account the room sizes detailed and floorplan showing the layout prior to visiting.
  • If you do want to visit a property which we are marketing we may ask you if you have been showing any Covid-19 symptoms or whether you have been required to self isolate.
  • We will NOT be able to host Open House Viewings.
  • We will be able to accompany viewings but will maintain a minimum distance of 2 metres from others. In smaller homes we may need to wear masks and disposable gloves. If available we would also recommend that you use your own PPE on property visits.
  • On viewings we do not accompany we have created these guidelines in order to raise our clients awareness of these issues and ensure they maintain these standards when visiting homes occupied by the sellers.
  • We will not be able to provide transport to viewings.
  • All parties viewing a property should wash their hands with soap and water (or hand sanitiser if not available) immediately after entering the properties, with internal doors opened and surfaces having been wiped down before they enter. Separate towels or paper towels should be used if possible and washed or disposed of safely after use. We would also recommend that hands are washed in the same way at the end of the viewing.
  • We will ensure that when attending viewings where homes are empty all doors are opened to prevent unnecessary contact with door handles. (We also advise that property owners try to follow this process where possible).
  • To ensure further protection, where homeowners conduct their own viewings they should vacate the property and allow us to establish the feedback from the viewers after the appointment. Would appreciate it that if you have queries arising from a viewing please direct them to ourselves via telephone or email to avoid any further contact with the property owner.
