How to attract the perfect tenant?

These useful tips may assist you in finding the perfect tenant for your property.

When renting out your property, it is important to assess your own requirement and ensure that you create the perfect home for your target tenant so that a successful tenancy is created which benefits both landlord and tenant.

Who should be your target market?

Property size: A studio or one bedroom property would not be suitable for a family, however a three bedroom home could be perfect. It is important your property is advertised to the appropriate audience.

Location: Isolated and the countryside, within reach of the town centre or local stations? Tenants will base their property choice on this factors so customise your marketing strategy to stand out to them!

Should you consider pets? Again this could link in with some of the other points you will need to consider. You may feel your property is suitable for cats or a rabbit but the garden is just not big enough for a dog. The property might even be an apartment. Make sure you communicate this with your letting agent to allow them to match the perfect tenant. As there is a real shortage of rental properties which consider pets you may even be able to request a premium for your property if you are allowing pets.

Should you allow smokers? This is a question which you again need to consider carefully as it can be difficult to remove the smell of smoke from a property after the tenants leave. Again we would encourage you to inform us if you would rather not allow smokers so we can tailor your tenant accordingly.

At Church & Hawes we use a unique pre-application matching system where we match our tenants to your criteria to ensure that we locate a tenant who meet the landlords needs.
