What is discreet marketing?

Discreet Marketing is a term used when a homeowner wishes to sell a house, without advertising publicly – hence the invisibility. With a discreet marketing approach an estate agent can build a list of clients, and their associated specific needs, to whom they can market a property, without advertising online or in the estate agent property itself.
 
Why use discreet marketing?
There are many reasons why someone would choose discreet marketing over the more traditional approach of public advertising. Perhaps the homeowner wants to keep the sale private for personal reasons – a seller might be downsizing out of financial necessity. Maybe they don’t want photographs of their home on the internet.
 
Discreet marketing is also sought after by buyers who don’t want the public to know the kinds and price ranges of properties that they are searching for.
 
What are the benefits of discreet marketing?
Of course, the discreet marketing approach does not suit every property sale. However, it does allow the estate agent to market a particular property to an interested buyer, who is most likely to follow through on the sale. This can, in turn, promote a quick sale, or prevent a deal falling through.  It also allows the seller to keep the sale private until completed.
 
The estate agent handling the sale will most likely have clients who have already identified exactly what they want in a property, and their price range, so that as soon as a suitable property comes on the market, the client can be contacted. This approach can work very well for a buyer, as they know that once they have clarified their needs with the estate agent, they can sit back and relax, safe in the knowledge that the estate agent will contact them with information concerning appropriate properties. Likewise, the seller doesn’t need to worry about further marketing and can simply wait until a suitable buyer is located.
 
Is discreet marketing for me?
Put simply, yes – if you know the price range that you would accept and if you are content to hand over control to the estate agent. Remember, the estate agent will be very experienced with discreet marketing and will work hard to ensure the best buyer is found (it is also beneficial for the estate agent handling your sale to locate a buyer promptly and help to complete the sale!). This approach will save you time, as you will only have genuinely interested buyers for viewings and means that you can keep the sale private until completed.
