Why were Church & Hawes the leading Estate Agent across their Network in 2020?

The figures speak for themselves despite 2020 being a difficult year for us all Church & Hawes have successfully and safely moved more applicants within our network than any other Estate Agent!

Despite the Coronavirus Pandemic and the many obstacles and challenges we have all faced throughout 2020, Church & Hawes were delighted to have been able to keep our customers safely and successfully moving. During this article, we take a look at sales success during the last 12 months and try to assess why Church & Hawes have been able to sell 143 more homes than their combined closest competitors. We should point out that in order to fairly collect the data, we have compared Church & Hawes' sales data to the four other best performing agents in the areas of each of our branches.

So now for the Numbers:

Using sales data from rightmove we have collated sales figures across the Church & Hawes Network stretching from mid Essex to the East Coast. Between 1st January 2020 to 9th December 2020 our 4 branches managed to successfully sell 509 properties. We were the only agent/combination of agents to break the 500 sales mark! Our closest competitors amassed a combined sales total of 366 with the remaining top 5 agents totalling as follows: Agent 3: 240, Agent 4: 131, Agent 5: 111.

What could be the reason for our success be?

Superior Marketing?

In order to ensure the homes we market stand out we use various techniques including photograph enhancement and elevated photography. Fifteen years ago applicants would physically view in the region of 15-20 homes during the course of looking for a home, revisit somewhere between 5-8 of these, then generally make a decision to purchase one of their top two. With the evolution of internet based home searches and the addition of tools and elements such as Street View, Floor plans, wide angled photography, it is much easier for applicants to create a short list of suitable homes before even entering them. The average number of properties an applicants views is now between 4-10 so it is imperative your home STANDS OUT!

Our Branch Network with offices complimenting each other?

Due to the geographically locations of our Four Branches, we believe we are uniquely positioned to capture and nurture all applicants looking to move within our network. With the progression of Hybrid and Online Estate Agents standards across the industry have slipped as it has created a complacency that agents can sell houses but just putting properties online. Our mailing list is linked across the network with new applicants registering everyday allowing us to reach more relevant applicants and giving us an EDGE when promoting your home.

Versatility and NEW Virtual Viewings?

The fact that we are a manageable multi office agency allows us to evolve efficiently and quickly. Since Covid-19 has become a concerning issue we have put further tools in place to protect our customers such as Virtual Viewings CLICK HERE for an example. Which allow our customers to familiarise themselves with properties prior to a physical viewing minimising face to face contact.

Our experienced staff?

We all share the same goal in getting you moved efficiently and safely. With many less proactive Estate Agents out there we have realised how now more than ever we need to provide the extra guidance to make sure that our sales proceed to completion. Would you believe that the average fall through rate for sales agreed in England is approaching 30% (almost 1 in 3). The Church & Hawes sales fall through rate for 2020 despite the Pandemic was less than 10% giving you that extra security when selling with us.
