A recent study has shown that personal effects and clutter were most distracting for female viewers, who spent 28% of their viewing time focusing on them, compared to 20% for male buyers. Ensure any personal items are tidied away – this allows the viewer to focus on the merits of the room itself rather then being distracted by clutter.

Homeowners are often much better than estate agents at showing potential buyers round their property. They will be able to answer any question that come up about the area or the property and also they will be able to share genuine enthusiasm about the house and any work that has been done on it.  If you cannot carry out the viewings ensure your estate agent has a checklist of information, that can be passed on when the agent shows viewers around.

An inviting garden or terrace can feel like an extra room and can add value to your home. In the summer months you will find that buyers spend as much time examining the garden as they do the kitchen so make sure it looks its best. Cut back any trees and shrubs that need to be trimmed and mow the lawn. If possible, end your viewings in the garden where you can have an alfresco drink and a chat about the property.

Tidy up and plump those cushions, brew that coffee, bake some bread, cut the lawn, open the windows to ensure the property smells clean and fresh. A vase of fresh flowers can add a dash of summer colour and bring the outdoors in. These little touches can help to show your house at its best and maximise its potential value.
