Great tenants, in the long run, cut down on the stress property managers’ face and can overall lead to a more cost effective rental business. The easiest way to have great tenants is to keep your tenants happy. There are several ways to do this.
 
1.      Be available.      
 
When possible, reply to your tenants as quickly as possible. Make it a priority to be available to hear out any and all concerns they have and take initiative to address their concerns in ways that are both simple and friendly.
 
2.      Be efficient.              
 
When dealing with tenant concerns, problem solving or handling difficult situations, be sure to work towards solutions as quickly and effectively as possible. Demonstrating your best effort to solve a tenant’s problem will demonstrate to that tenant not only that you care about their concerns but you also are dedicated to work towards a solution.
 
3.      Take pride in clean conditions and nice furnishings.
 
All property managers at some point will have to face a situation where appliances or fixtures will need to be replaced. Sometimes, it can be more beneficial to spend a little extra money now to provide top of the line upgrades that will last longer and also aesthetically please. By using fine furnishings in the units, you are not only saving money by an extended device lifetime, but you are also showing your tenant you care about their personal satisfaction and living conditions.
 
4.      Respect privacy.
 
Unless your tenant is experiencing a problem, they most likely would prefer to be left to their own business. Although it's nice to show your face and let them know you are there for them, it is also extremely beneficial to leave them be and respect their personal business and effects. There may be times when you need to gain access to their property and it is important to respect them at the same time by giving them proper notice and be descriptive about what is being accomplished.
 
5.      Give tokens of appreciation.
 
Humanisation is the key to any successful business, whether you are a property manager or in any other industry. Going out of your way to greet your tenants if you see them on the street, helps to personalise your relationship. Another great token is by leaving a house warming gift upon move in: perhaps a nice bottle of wine and a greeting card. Holidays are also a great time to reach out to your tenants with greeting cards to demonstrate to them that they are appreciated by you.
 
A property manager’s worst nightmare can be an awful tenant. Happy tenants are rarely difficult and easier to work with. A great strategy for successful management is to maintain the happiest relationship possible between you and your tenant. The success will pay off not only in lower stress levels, but in economic savings.
